A Whole House Inspection is a visual inspection of the property, including: the drainage of the yard, the walks, foundation, roof, heating and cooling systems, plumbing, electrical, walls, ceilings, floors, windows, doors, appliances, water heater, and more. A Wood Destroying Organism Inspection is a visual inspection that looks for conditions of, and conditions conducive to damage from wood destroying organisms such as: termites, beetles, carpenter ants, fungal decay (rot) and plumbing leaks. This kind of inspection is also called a, "Pest & Dryrot" or "Termite & Dryrot" inspection and is an important inspection in Oregon.
Radon is a colorless, odorless gas that is estimated to cause 20,000 deaths a year in the United States. The Environmental Protection Agency recommends that every home in the US be tested for radon, especially at the time of a real estate transaction. We provide third party Radon testing.
We also provide Water Quality Testing for properties with well systems.
Lead is a toxic metal that was used for many years in paint in homes. Lead may cause a range of health effects including death. Children under six years old are most at risk. Any home built before 1978 may have lead based paint.
An Energy Inspection evaluates the energy efficiency and cost efficacy of upgrades of the components of a home. Many energy improvements qualify for tax credits or can be financed. An Energy Inspection is most effective on a house that is more than twenty years old.
What does a Home Inspection cost?
The fee for an average Whole House Inspection in the Eugene-Springfield Oregon area is $325 to $375.
The fee for a Wood Destroying Organism Inspection for an average home is $175 when done by itself. When a Wood Destroying Organism Inspection is combined with a Whole House Inspection there is an additional $100 fee.
The fee for an Energy Inspection is $250 when done by itself and $200 when done at the same time as a Whole House Inspection.
The fee for Radon testing starts at $150 when done at the same time as a Whole House Inspection.
Additional Structures or auxiliary components such as a spa or inspections outside of the Eugene-Springfield area have an additional fee.
